Developer John Pappas sees opportunity in DeKalb-Sycamore. He walks his talk. Even in a time where many developers are no longer taking risks DeKalb and Sycamore are seeing new businesses open, new jobs created, new products and services available, and new tax revenue to the cities. Hy-vee Inc. has leased the former K-Mart location in the Sycamore Plaza shopping center at 2700 DeKalb Ave. from Pappas Development. There will be a full-line grocery store, a liquor store and a full food court. It is expected to open on June 23rd of this year. Hy-vee is an employee-owned company that continues to spread across the Midwest. They will be relocating 37 families to the community and will be hiring 350-400 people to new positions with the company. Hy-vee is expected to bring increased sales tax, property tax and revenue.
Also in Sycamore, Pappas Development has recently purchased the old Fargo Motors building at the edge of downtown for demolition. Pappas plans to build a building with 10,000 sq.ft. of commercial space on the first floor and 6 to 8 apartments on the second floor and will provide 30 to 35 parking spaces on that property. He will market it nationwide and stated that even if he received no offers, will start the building in 6 months. It will have a conservative look similar to other downtown buildings with brick and limestone.
In DeKalb, directly across from the Wal-Mart main entrance, Pappas Development has now developed and leased space to AT&T Mobile which is currently open for business. All About Eyes Optomitrist is scheduled to open near May 1st of 2011. Advanced Auto Parts is also currently building in that development and is scheduled to open in early June.
