Earlier this year, Right Pointe Industries decided that it needed to expand. At that point, they determined that their business model would best be served by finding an investor to build a new building, and then Right Pointe Industries would lease the property back from that investor. So, owners George Connell and Pat Girsh contacted Steve Milner of RVG Milner/Carpenter Commercial Realty in DeKalb.
Mr. Milner had developed the property for their initial operation on Harvestore Drive in 1996, and the company later purchased it from him. Mr. Milner and his marketing partner, Denise Weinmann, worked with Chuck Shepard of Shepard Construction to design and put up for bid the new building across the street from Right Pointe’s original facility. After completing the design and bid process, the team approached the City of DeKalb Community Development Department about an incentive program for business development in the city. The staff arranged a property tax incentive package that all of the taxing bodies approved as the expansion would add new jobs to the City and increased real estate revenue.
The RVG team executed a lease with Right Pointe Industries in September and construction started in October of this year. The owner of the new building is LSahara LLC. Ms. Weinmann has stated that all of the investors in the LLC are local business people.
RVG is currently marketing Park 88 in DeKalb along with Venture One Real Estate in Chicago. They offer build to suit leaseback opportunities, build to own, or land sales in this park and a variety of other locations in DeKalb and Kane Counties. Look them up on their website at RVGCommercial.com.
